MVRDV打造「水晶石」方案:位於德國埃斯林根的全新6500m2綜合體辦公樓
MVRDV的新作「里程碑」是一個6,500m2的辦公綜合體,最大特徵在於透明的立面且部分反射的材質及體量中部一個幾何形開口,方案最終被埃斯林根市政的評審所選中。建築本身將是一座真正的里程碑,立面設計如同一塊「水晶石」與環境互動,同時映射著這座老城的地貌特徵和歷史底蘊。從此意義上,它將成為埃斯林根的全新地標,一個連接過去和未來的紐帶。此項目是由開發商RVI直接委託,預計於2020年開始施工。
The Milestone is a new 6,500m2 mixed-use office building by MVRDV with adistinct part-reflective fa?ade and open geometric core which has been selectedby a jury for the city of Esslingen. The building will be literally a milestone, itsfa?ade designed like a crystal rock is interactive and carries the topographyof the town and messages about the history and people of Esslingen. In thissense it will become a new landmark for Esslingen that celebrates its pastwhilst looking forward towards the future. RVI developers have commissioned theproject whose construction start is envisioned for 2020.

如同一塊「水晶石「,建築充滿互動性且象徵著埃斯林根的地形特徵
項目坐落於德國南部斯圖加特大區的埃斯林根市,一個充滿歷史氣息的老城鎮。在過去十多年來,圍繞火車站附近逐漸興起了一系列大型城市更新項目。「里程碑」這座全新的12層的6,500m2綜合體建築通過一個直面廣場的中心觀景平台,象徵著城市復興的宏偉願景。MVRDV的設計回應了業主的需求,將創造一座融合傳統和現代的城市綜合體建築。
Located in Esslingen am Neckarin the region of Stuttgart in the south of Germany, Esslingen, a city with afine historical town centre, has for the last decadeprogressed with ambitious regeneration projects in the areas around its mainrailway station. The Milestone, a 6,500m212-storey mixed-use building with public viewing platform located in Neue Weststadt on its square is one of such projects signalling thecity』s future ambition. MVRDV』s ambitious design responds to the client』s brieffor a mixed-use building that brings together the tension between tradition andmodernity of the city.

建築坐落於主要火車站旁,使得途徑列車上的乘客也能遠觀它
「不光是本地居民,即便乘坐火車途徑埃斯林根市的遊客也能遠觀它,這座綜合體將成為代表城市的歷史和未來的新地標。」MVRDV聯合創始人Winy Maas說道,「特製的多孔玻璃立面還將置入一系列的二維碼,使造訪者可以了解埃斯林根的歷史、居民、地貌景觀等知識,最終成為一座互動的公眾數字圖書館。」
「This building shows Esslingen to all people whopass by on trains and will become a new symbol to reflect its past heritage andfuture』』, says Winy Maas, MVRDV co-founder. 「The fa?ade with fritted glass will have QR codesintegrated on to it informing visitors about Esslingen』s people, landscape, andhistories which makes the building an interactive library for all.」

建築的體量從中部推入創造出一個"破碎"狀的中心,也形成公共流線
建築的體量中部向內推入創造出破碎的立面效果,如同一個洞穴折射著埃斯林根當地的地貌風情,也形成一條開放的公共流線穿過體量中心,成為中心區的焦點。在建築的高層主要是可依據需求而調整的明亮美觀的靈活辦公空間,體現辦公與生活相結合的理念。在底層,「水晶石」立面面向公共廣場打開,既連接了建築與城市,又提供了咖啡廳、餐廳及集會場所等公共設施。
The buildings』 volume is pushed inwards to create afragmented fa?ade, an 『Esslinger grotto』 that reflectsits actual topography and forms an open public walkway right through the centre,marking the location of the central district. On upper levels, offices are located and envisionedas light, attractive and flexible spaces that are customisable for differentusers to create combinations of work and life. On the ground level, the crystalrock fa?ade opens up to the public square in front connecting the city to thebuilding and provides public amenities including a café, restaurant and meetingareas.
「里程碑」部分立面的鏡面透明材質結合了科技和可持續性,通過使用多孔玻璃以減少過熱及光伏電池來儲存和產生能源,一系列的二維碼則通過像素化的地圖形式圍繞整棟建築,傳遞著直觀且易讀的訊息。圍繞建築的3D地圖從低層一直延伸至40米左右的高度,通過階梯和露台形成一條中心公共流線引導人群向上,而高處可眺望遠處的葡萄園和群山。立面的這些可持續性設計使整棟建築未來有潛力達到部分能源的自給自足。
The Milestone』s partly mirrored-transparent fa?adeintegrates technology and sustainability with the use of fritted glass toreduce overheating, PV cells to store and generate energy, and finally, QRcodes which carry information about the city in a pixelated map spread acrossthe building making it both visible and readable. The three-dimensional map is located on the lower part of the buildingextends to a height of 40 meters, and with stairs and terraces, it forms a publiclyaccessible core that tenants and visitors can walk up to take in views of thevineyards and surrounding hills. All of these sustainability features in thefa?ade all the potential for the building to become partly self-sufficient infuture.

多孔玻璃材質的立面將置入一系列二維碼
透明的立面既產生了建築內外的互動,同時反射著廣場的日常活動,使其成為一個全新的集會點。與之形成對比的是,夜幕降臨時整棟建築的燈光透過立面,如同一座照亮埃斯林根城的新燈塔。而目前的引路燈塔則是一座前刀具廠房的巨大煙囪,與之相比將黯然失色。
The transparency of the fa?ade allows aninteraction between inside and out, whilst reflecting the daily interactions inthe square thus turning the front of the building into a new meeting point. Incontrast, at night, the building becomes illuminated through its fa?ade and isa new beacon for Esslingen. For train travellers, the current beacon being alarge chimney of a former knife factory with the abbreviation of the factoryname on its side, spelling the word DICK, which means 『big』 in German.
